Commercial Property

Our clients include investors and developers, tenants and landlords - often they own a business and are looking to sell an existing property or buy/lease a new one.

We encourage clients to talk to us in the early stages of a deal. We can contribute to the assessment of the initial considerations, such as any permitted use restrictions that would affect the ability to carry out the anticipated business in the property, or the decision as a landlord as to what type of business to allow in the property. Identifying problems early means we have the time to formulate a solution or suggest an alternative approach. We have the experience and contacts to provide practical and informed advice before you enter a binding agreement or make an expensive commitment.

This applies similarly to any disputes. If we are instructed before any action is taken then we can advise on the best course of action for our client. We understand the need to resolve contentious issues quickly from a commercial point of view. However, due to the nature of any dispute, we understand that problems can often escalate very quickly and there is not always time to seek advice. Where we are instructed part way through a dispute we will seek to advance our client's interests based on the events that have already taken place and the best possible outcome.

The main commercial property work that the firm carries out is:

  • Conveyancing - leaseholds and freeholds
  • Lease extensions
  • Lease terminations, whether by surrender, forfeiture or repossession.
  • Licences for alterations and lease variations
  • Mortgages and legal charges
  • Property for development/investment
  • Rent reviews
  • Repairs/maintenance
  • Landlord & tenant and neighbour disputes
  • Change of permitted use applications
This is an idea of the work we undertake and not an exhaustive list. If you have a commercial property transaction, or an issue, that does not fall within any of the areas listed above, please do not hesitate to telephone or e-mail us to discuss your matter.
